Villa Xhala

Villa ‘Xhala’ is located in the north-east of Sardinia in an exposed hillside position with a view down the valley to the Gulf of Cugnana. The property, built in 2008 and consisting of five bedrooms, a living room and a separate concrete carport, was redesigned in 2024 as part of a comprehensive refurbishment. Our task was to largely retain the original substance and yet create harmonious, contemporary living comfort. In addition, the carport was to be transformed into a rifugio.
The central design principles were the use of local materials, a restrained design language and the preservation of existing relevant building elements such as natural stone walls, Bisazza tiles and wooden windows. In terms of colour, natural tones – rosé, white, brown and stone colours – dominate, complemented by cool shades of blue and grey that create a connection to the landscape, the surrounding mountains and the nearby sea.

The furnishings were customised to match the proportions of the rooms, some of which are small in size, and complemented by high-quality furniture. Custom-made built-in furniture and textiles in restrained colours ensure clarity and calm in the interior. Particular attention was paid to optimising the lighting and the transitions between indoor and outdoor areas.
The project was completed with the renovation of the existing pool and conversion of the carport into a rifugio. The pool was technically renovated and landscaped with careful planting so that it blends seamlessly into the terracing of the property. The new pool area now offers an uninterrupted view of the open valley and forms the central place for relaxation. The choice of materials – including light-coloured marble stone slabs and a minimalist privacy screen – follows the overall design concept of the villa.
The renovation of Villa XHALA has created a calming, elegant retreat that respects the existing building fabric and combines it with clear, contemporary interior design. The transformed Rifugio with direct access to the yoga terrace with a sea view over the olive grove now provides for special relaxation.
